Residential Mortgage FAQs
No two situations are the same. These are some of the questions we’re asked most often.
How much can I borrow?
This depends on your income, outgoings, credit profile and the lender’s affordability criteria. As a guide, many lenders will consider between 4 and 4.5 times your income, but this can be higher or lower depending on your circumstances. We assess this properly and match you with lenders that best suit your situation. We will be able to tell you during an initial call.
What deposit do I need?
Most buyers need a minimum deposit of 5%, although a larger deposit can give you access to better rates and more lender options. The exact amount required will depend on your circumstances, the type of property, and the lender’s criteria – all of which we’ll talk you through clearly.
Can I still buy with bad credit?
In many cases, yes. Lenders view credit issues differently depending on the type, severity and how recent they are. We regularly help clients with missed payments, defaults or CCJs by matching them with lenders who take a more flexible, case-by-case approach.
How long does the mortgage process take?
From application to mortgage offer, the process typically takes 2 to 6 weeks, depending on the lender, valuation and complexity of the case. We manage the process for you and keep everything moving, with clear updates at every stage.
When should I speak to a mortgage adviser?
Ideally, before you start viewing properties. An early conversation can help you understand your budget, feel more confident, and avoid delays later.
Will speaking to an adviser commit me to anything?
No. An initial conversation is simply about understanding your situation and exploring your options – there’s no obligation to proceed.
